Service Charges
How Service Charges are Set
Service charges are established by a third-party management company hired by the Developer. Maximum charge amounts are defined in the contract between the investor and the Developer, providing a contractual ceiling on fees.
Will residents and owners be consulted before implementation of charges?
This is subject to individual discussion on each project. Consultation arrangements vary and should be clarified with the Developer at the time of agreement.
What is the procedure when there is a dispute between Developer / Service Providers and Owners?
Disputes should first be resolved on peaceful terms through direct negotiation. Where a specific breach of contract has occurred, the matter may be taken to court — though litigation typically takes several years to reach conclusion.
Will the Developer share maintenance cost accounts and expense records with Owners?
Sharing accounts and expenses incurred by the Developer or Service Providers is not currently standard practice in Georgia. This should be specifically negotiated and included in the contract where financial transparency is a priority for the investor.
